Yes, I have toyed with the idea of starting a custom leather/PVC/vinyl tailoring and fetish clothing business.

The vast majority of off-the-shelf fetish and clubwear never fits anybody correctly unless they have 3% body fat. And the machinery needed to tool leather would also enable custom motorcycle clothes, which could end-up being the larger part of the business.

Sadly I have no experience whatsoever in designing or making clothes, but I think its a business that could thrive in any large city.
